A typical project will involve some or all of the following stages:

 

• Initial consultation to understand your requirements, define your project and establish your budget.

• Once instructed to proceed, we will carry out a measured survey and produce the initial drawings. Depending on your project, at this stage you will very often need to consult with your neighbours and sign a Party Wall Agreement.

• We can then submit your application to the planning department and obtain Approval for you. 

 

 

Building Control Drawings

 

• Detailed drawings are required for construction and for Building Regulations Approval. We can take care of this for you.

• The construction works will require several inspections by the Building Control Officer. If you opt for our full service we will arrange the site inspections and ensure that a final completion certificate is issued.

 

 

Detailed Design

 

• The final design stage is required to establish the detail of finishes, including kitchen and bathroom layouts, flooring, joinery etc., after which a full specification for the project can be produced.

• From the full specification the final costings can be prepared, the project put out to tender and a contractor appointed.

 

 

Construction Phase

 

• During the construction phase you may be happy to monitor the work in progress yourself, however with complex projects it is often advisable that we project manage this for you. Having a qualified professional supervising can save a lot of time and unnecessary expense.     

 

• Completion of the project is followed by a period of 6 months, during which any defects that may occur are put right by the contractor. This process is also included in our package when we are appointed to supervise the works.
